The Ultimate Spring AC Maintenance Checklist for the Central Coast

1. Clear the Perimeter

The outdoor condenser unit is the heart of your cooling system. During our windy Central Coast winters, it is common for dried leaves, twigs, and tumbleweeds to accumulate around the base of your unit.

  • Remove Debris: Clear away any vegetation or trash within two feet of the unit.
  • Trim the Greenery: If you have hibiscus or lavender planted near your AC, trim them back. Your system needs plenty of “breathing room” to pull in air and release heat effectively.
  • Check for Level Ground: Our soil can shift with seasonal rains. Ensure the concrete pad under your unit is still level so the refrigerant and oil stay properly balanced.

2. Fight Back Against Salt Air

If you live in Los Osos, Morro Bay, or Cayucos, you deal with a factor that inland residents do not: salt air. Salt is incredibly corrosive to the delicate aluminum fins on your outdoor coils. Over time, this salt buildup can eat away at the metal, causing refrigerant leaks and reducing efficiency.

While deep cleaning should be left to the pros, homeowners can gently rinse the exterior of the unit with a garden hose (not a pressure washer!) to remove surface salt and sand. This simple habit can add years to the life of a coastal HVAC system.

3. Swap Out Your Air Filters

4. Inspect the Condensate Drain Line
